Rental terms and privacy
Protective starting terms for Kenai River Park Lodge. Every [bracketed] number is a suggested default for the owners to confirm.
1. Booking and payment
A deposit of [50%] of the total secures your dates. The balance is due [60] days before arrival. Bookings made inside [60] days are paid in full at booking. A refundable damage hold of [$1,000] is placed before arrival and released within [14] days after departure if there is no damage or extra cleaning. Payments are processed by Stripe; we never see or store your card number.
2. Cancellation by the guest
The deposit is non-refundable. If you cancel [60] or more days before arrival, we keep the deposit and refund any other payments. If you cancel less than [60] days before arrival, no refund is due, except that if we can rebook the dates at the same rate we will refund the rebooked nights less a [15%] service fee. We strongly recommend trip cancellation insurance, because weather, illness, travel disruption and fishing closures are not reasons for refund.
3. Cancellation or changes by the owners
If we must cancel for safety, wildfire, road or river closures, or a property emergency, we will offer a full refund of everything paid or a reschedule, at your choice. That is our only obligation in that case.
4. Fishing is not guaranteed
Salmon runs, halibut and cod fishing, weather, tides, river conditions and regulations change. We do not guarantee catches, run timing or access. Emergency orders and closures from the Alaska Department of Fish and Game are not grounds for a refund. Guests must hold the correct Alaska fishing licenses and follow all regulations, including bag limits and the rules for transporting or shipping fish.
5. Occupancy and house rules
Maximum [14] overnight guests. No parties or events. Daytime visitors need approval in advance. Quiet hours [10 pm to 7 am]. No smoking inside. Pets: [not allowed / by approval]. Fire pit only with a fire attended at all times and put out fully. No fireworks. Clean fish only at the fish station and dispose of fish waste as instructed so it does not attract bears. Check in [time], check out [time]. Excess cleaning, lost keys and damage are charged to the guest.
6. Safety, wildlife and assumption of risk
Fishing, boating, the river, stairs, the dock, fire, firearms if any, wildlife including bears, cold water and remote conditions carry real risk of injury or death. By booking you and everyone in your group accept those risks, agree to wear life jackets on or near the water, and agree that you use the property, dock, boat and equipment at your own risk. To the fullest extent allowed by law, you release the owners from claims arising from your stay, except for injury caused by the owners' gross negligence or willful misconduct. 7. Boat and equipment

8. Taxes

9. Privacy
